Todt Hill Residents Preview Transformed Apartment Model
The vision of Todt Hill Houses residents for their upgraded homes is taking shape as NYCHA and the design-build team, Community Modernization Group (CMG), unveiled a mock apartment showcasing resident-selected designs in early October. The fully renovated apartment features the top two design options chosen by residents — “monochrome” and “cool” — providing residents a preview of the colors, finishes, and overall design for their future homes. This milestone marks a significant step in the ongoing transformation of several developments thanks to NYCHA’s Comprehensive Modernization program (Comp Mod).
“This is such a meaningful achievement for Todt Hill residents, as it gives them the opportunity to see firsthand what their future apartments will look like in just a few short years,” said Michele Basic Moore, Vice President of Comprehensive Modernization at NYCHA. “On the surface, residents will walk into a beautiful new apartment and notice the new paint, flooring, and updated kitchens and bathrooms, but these renovations go so much deeper. They include modernized equipment and infrastructure, upgraded plumbing and electrical systems, and critical improvements to eliminate leaks, lead based paint, and mold; enhance ventilation; and reduce pests. These are homes residents can be comfortable, safe, and proud of.”
Todt Hill is one of the first developments getting renovated through NYCHA’s Comprehensive Modernization program, which considers the needs of an entire property and conducts major renovations through a single project. This approach allows developments to be renovated faster, at a better quality, and at a better value. A $150 million investment will renovate Todt Hill’s seven buildings and 502 apartments, which are home to approximately 1,000 residents. Construction is anticipated to begin by early 2025 and will occur in phases.
During the open house period, more than 400 residents visited the mock apartment with many experiencing a range of emotions from excitement to tears of joy. “I’m ready to move [in] today! This is amazing,” said Todt Hill resident Natara Moore. Another Todt Hill resident Stephanie Figueroa enjoyed visiting the apartment: “I liked the fact that they gave you perspective of the different tones in the apartment – you didn’t only see one option. I appreciated that even if you picked one option, you were able to see both of them in person. The floors had both the dark tile and the light tile, and same with the backsplash. It had the blue versus the monochrome. I chose the monochrome, and I liked it just as much in person. They also had measuring tape and were very helpful with dimensions.”
Residents have been instrumental in shaping their renovations by participating in interactive design workshops. These sessions gave them the opportunity to explore various design options — from paint colors to kitchen materials and flooring — and provide direct feedback to the design-build team. With their input thoughtfully incorporated and construction just around the corner, this next chapter for the Todt Hill Houses community promises a brighter, healthier, and more comfortable future for generations of families to thrive in the heart of their home.
