Housing Lottery Underway for 100% Affordable Van Dyke III Development
Construction is nearly complete and a housing lottery is underway for a new 180-unit affordable apartment building on NYCHA’s Van Dyke campus in Brooklyn.
The 100 percent affordable housing project, known as Van Dyke III, includes 179 permanently affordable residential apartments and one superintendent’s unit, and will set aside 54 apartments for formerly homeless residents in the Brownsville neighborhood. Approximately 90 percent of the 12-story building is completed and construction remains on schedule for anticipated completion in April 2021, as well as within budget, according to project developer Trinity Financial.
A housing lottery for 125 available apartments opened in early December and will be open through January 31, 2021. NYCHA residents will receive preference for 25 percent of the units, or 31 apartments, in the lottery.
Trinity Financial Vice President Thomas Brown said the building is approximately 90 percent enclosed, with brick and window installation nearly complete and several floors also nearing completion.
“Construction activity at Van Dyke III continues to progress extremely well,” Mr. Brown reported.
Exceeding its target for local Section 3 hiring, the developer said 87 percent of the project’s new hires are represented by low- or very low-income workers, including 25 of the new hires who are NYCHA residents, 10 of whom live at Van Dyke Houses. The developer said that in another on-target objective, approximately 34 percent of the total construction contract involves Minority- and Women-owned Business Enterprises (M/WBE) as subcontractors and suppliers on the project. More than $3.2 million of the construction work for M/WBE subcontractors was awarded to three local Section 3 businesses, according to Trinity Financial.
As part of a workforce partnership, the project has additionally provided Occupational Safety and Health Administration (OSHA) training to more than 30 NYCHA residents, the developer noted.
Of the 180 total apartments, 56 units are studios, 52 are one-bedrooms, 43 are two-bedrooms, and 28 units will be three-bedrooms. Fifty-four of the total apartments will be reserved for formerly homeless residents, who will be offered supportive services from the nonprofit CAMBA.
Van Dyke III will feature a variety of amenities covering approximately 24,765 square feet of community facility space, including a computer lab, fitness room, resident lounge, community room, accessible roof deck, and outdoor recreational area. The site will also feature two basement and ground-floor community spaces that will house a daycare center as well as a community health clinic.
